Preconstruction & Design

During the preconstruction and design phases of a project, GDK works with the architects, engineers, and other professionals as an advocate for the owner. We provide Value Engineering recommendations where we review the design to ensure that you can stay on budget, all while utilizing the best and most cost-effective ways to build. Our in-house estimating team utilizes past project history and current market values to assemble your project budget. Project take-offs are completed using the On-Screen TakeOff software, allowing for quick and accurate numbers.  We can also tap into our Real Estate development experience with Geenen DeKock Properties to evaluate site layout, utilities and site improvement costs such as grading and parking. It is important to consider the best use and layout of a site when making an investment in a building.

Throughout the many years of experience in the construction industry, GDK has developed strong relationships with numerous trade contractors. The Preconstruction and Design team utilizes these relationships with trade contractors to help you determine the scope of your project and draft up preconstruction budgets.

Construction Management

Construction Management is typically a fee-based service in which GDK Construction, acting the construction manager (CM), is responsible exclusively to the owner and acts in the owner’s interests at every stage of the project. In most CM projects, the owner hires the construction manager first. The construction manager offers unbiased advice, on matters such as:

  • Project Scheduling
  • Trade Contractor Bid Solicitation
  • Site Supervision
  • Quality Control
  • Cash Flow Management
  • Site Safety
  • Constructability & Building Systems

As construction manager, GDK will work with you throughout the entire design and construction process. We utilize Procore software to to assist in project organization, communication, and documentation. General Contracting is a competitive bidding system allowing us to oversee your project and provide a quality product per your specifications and the terms of our contract. We employ the best project managers and field superintendents to ensure your project is built with the safety and quality standards that our customers deserve. Our strong relationships with qualified trade contractors allow us to provide high quality construction services at a lower price, ultimately saving the customer money. Facility Maintenance

As a property owner of multiple different types of buildings, we know the importance of proper maintenance.  We take pride in our buildings and understand what it takes to keep them in proper working condition. We would treat your facility as if it was our own.

We understand that overtime the use or function of a building changes based on the owner’s needs. This is where GDK Construction can step in to help you with building modifications, renovations and maintenance. Our project management and supervision teams can quickly assess the scope of a project and get to work to transform your existing space into a fully functioning asset.

Design & Build

GDK has long standing relationships with several of the area’s leading architects, and we can help select and hire an architectural/engineering firm to design your project. GDK then constructs and delivers the completed project to the owner under a single contract.

In-house Interior Design services are also available as apart of GDK’s Design Build process. Floor plans from scratch, to 3D renderings, to material selections, GDK can assist making the process even more streamlined. A variety of programs including AutoCAD and SketchUp are utilized to make your vision a reality.

 

Green Construction

Green building, also known as sustainable or high-performance building, is the practice of creating structures and using processes that are environmentally responsible. These projects are also resource-efficient throughout a building’s life cycle from siting to design, construction, operation, maintenance, renovation and deconstruction. This practice expands and complements the classical building design concerns of economy, utility, durability, and comfort.

Green buildings are designed to reduce the overall impact of the built environment on human health and the natural environment by:

  • Efficiently using energy, water, and other resources
  • Protecting occupant health and improving employee productivity
  • Reducing waste, pollution and environmental degradation

For example, green buildings may incorporate sustainable materials in their construction (e.g., reused, recycled-content, or made from renewable resources); create healthy indoor environments with minimal pollutants (e.g., reduced product emissions); and/or feature landscaping that reduces water usage (e.g., by using native plants that survive without extra watering).
