Preconstruction & Design

During the preconstruction and design phases of a project, GDK works with the architects, engineers, and other professionals as an advocate for the owner. We provide Value Engineering recommendations where we review the design to ensure that you can stay on budget, all while utilizing the best and most cost-effective ways to build. It is important to consider the best use and layout of a site when making an investment in a building. We can tap into our Real Estate development experience with Geenen DeKock Properties to evaluate site layout, utilities and site improvement costs such as grading and parking.

The Preconstruction and Design team utilizes these relationships with trade contractors to help you determine the scope of your project and draft up preconstruction budgets.

Construction Management

Construction Management is typically a fee-based service in which GDK Construction, acting the construction manager (CM), is responsible exclusively to the owner and acts in the owner’s interests at every stage of the project. In most CM projects, the owner hires the construction manager first. The construction manager offers unbiased advice, on matters such as:

Green Construction

Green building, also known as sustainable or high-performance building, is the practice of creating structures and using processes that are environmentally responsible. These projects are also resource-efficient throughout a building’s life cycle from siting to design, construction, operation, maintenance, renovation and deconstruction. This practice expands and complements the classical building design concerns of economy, utility, durability, and comfort.

Green buildings are designed to reduce the overall impact of the built environment on human health and the natural environment by:
